Four teams of architects working together to plan a building designed for a life cycle of more than 200 years. A subsidized residential building almost completely integrated into every component. Simple construction, where low-tech beats high-tech … Werksviertel-Mitte is also breaking new ground in residential construction in order to live up to its claim of diversity and a special togetherness.

In total, the Werkshöfe comprise the three plants WERK20, WERK21 and WERK22 with a total of around 600 apartments. WERK20 with around 250 apartments is currently being planned. A wide variety of housing types are to be realized in the Werkshöfe. The smallest apartments are 22 square meters in size. The largest are just over 150 square meters.

A mobility concept with its own sharing services and mobility hub for bicycles and cargo bikes with a workshop enables planning with a parking space key of 0.5 instead of 1 parking space per residential unit. A wishing well is planned directly at the mobility hub as a central meeting point. Everyone who comes to the Werkshöfe by car or bicycle will pass by there. Numerous services for tenants can dock here. A kind of laundry café – a mixture of laundrette and café – is also planned as a meeting point.

The integration of old building materials from the former Zündapp hall into the Werkshöfe will also be exciting. For example, the old glass from the hall, which has to make way for the new residential development, will live on in the Werkshöfe. If everything goes according to plan, the first of around 1,500 tenants will move into the Werkshöfe in 2027, completely changing the dynamics and vitality of the urban quarter once again.
