All about the neighborhood in the middle

Life around the clock. Not just today, but also in 222 years' time. The concept of Werksviertel-Mitte is based on the idea that our urban quarter in the east of Munich will still be a place worth living and loving for our great-grandchildren. For this reason, the district has been designed to be particularly sustainable, and it continues to consciously open up spaces in which the future can emerge and in which our district can develop.

Today

The Werksviertel-Mitte is full of opportunities to live it up. At art and cultural events, playing sports, partying and dancing, eating and drinking or working. And the whole of Munich can be discovered from the hotels in the district or the gondolas of the Umadum Ferris wheel. There is something for everyone at Werksviertel-Mitte. It’s hard to believe that this colorful urban quarter full of diversity and joie de vivre was once a purely industrial area.

History

Knödelplatz, Atelierstraße, WERK3 … The eventful history of the area is visible in many places in Werksviertel-Mitte. Until 1994, the Pfanni food manufacturer’s production facilities were located here. After the company moved away, the site was temporarily used as a cultural area by Kunstpark Ost and Kultfabrik. Some of the artists and craftspeople from this period are still at home in Werksviertel-Mitte and help to shape it.

Vision

The future is always particularly successful when old and new inspire and support each other. One of the most sustainable decisions at Werksviertel-Mitte is the consistent use of existing buildings. An old potato warehouse was turned into a theater. The former potato flour silos are used as a climbing hall. The Pfanni administration building is now a business incubator. The former production lines have been converted into spacious loft offices, clubs, restaurants and flagship stores. The result is a district with extraordinary buildings and a rousing urban energy.

Architecture

The Werksviertel-Mitte stands for diversity and joie de vivre, for a place full of history and with a great future. This essence is reflected in the architecture of the district. No two buildings are alike. Time and again, historical references are interwoven into the modern design language. An apparent clay brick façade in WERK17 takes us back centuries into the city’s history. Corrugated sheet metal elements are modeled on earlier industrial architecture.

Community

The creative energy at Werksviertel-Mitte is generated by the many different people in our neighborhood. Diversity – actually just another word for variety – is probably the most important force that leads us to new ideas. By confronting otherness and a different way of thinking, we are able to change and develop ourselves. For this to succeed, all parts of society must remain visible to each other. Thanks to the principle of cross-financing, Werksviertel-Mitte is also home to many social or charitable organizations and not just companies that can afford it. We see all our tenants as settlers, because we want them to help shape our neighborhood with their ideas and needs. We cultivate a family atmosphere and create opportunities for our residents to form networks that drive the development of our neighborhood.

Innovation & Research

Chickens living in a meadow next to an administration building. An in-house energy center that produces electricity, heat and cooling and achieves an efficiency of over 90 percent. Sheep grazing on a city pasture on top of an office building. Free e-car sharing for the residents of the urban quarter. A compost rocket that transforms catering and organic waste from the district into valuable humus. Sustainable construction methods. A completely digitalized parking space management system. Innovation has many faces at Werksviertel-Mitte. And is even accompanied by the Fraunhofer IAO with a research location in the district. Because we believe that there is always room for improvement. If we have our way, the Werksviertel-Mitte will never be finished, but will continue to surprise and inspire people.

Non-profit status

We want to make living, working and living in Werksviertel-Mitte diverse and inclusive. We are actively involved in sensitizing everyone in the neighbourhood community to social issues, networking them and getting them involved. We are open to good ideas that serve this purpose and are suitable for the Urenkelt. For this reason, a non-profit gGmbh for educational work was founded at the beginning of 2024 for the non-profit social projects in Werksviertel with the support of the Foundation Otto Eckart. It is committed to climate protection, biodiversity, sustainability and environmental protection and promotes art and sport. We plan new projects in line with demand. We support and promote programs, projects and activities that foster social integration and unrestricted participation for all people. Our mission statement is a promise to the inclusive, diverse community because we want to have a positive impact on people’s lives and the environment inside and outside Werksviertel-Mitte.
