WERK3

WERK3 was once home to the production lines of food manufacturer Pfanni. Today, the completely renovated and extended building is home to numerous offices, restaurants, clubs, snack bars and even the Werksviertel Bräu, the company's fourth brewery.

The former industrial building was preserved, renovated, expanded and extended. To ensure that the new building also reflects the entrepreneurial and cultural diversity of the previously existing interim uses, over 50 different companies have moved into WERK3. The tenants in WERK3 include media agencies, artists with their studios, the innovation labs of DAX companies such as Allianz or Munich Re, corporate hubs, restaurants, clubs, snack bars, manufacturers and retailers. And not forgetting our own brewery, the Werksviertel Bräu.

Many of the restaurants and retailers are located in the former loading ramp on the first floor of WERK3. A newly created passageway – the so-called Orangerie – not only connects the central Knödelplatz with Mariss-Jansons-Platz, but has also become a vibrant place in the public space thanks to the wide range of offers and a kiosk that is open 24/7.

On the roof of WERK3, a 2,000 m² green urban meadow has been created to counteract the sealing of the urban space. Here, children and young people learn interesting facts about sustainability topics in the alpine school, which is equipped with a wildflower and herb meadow, sheepfold and research hut. The lawn is maintained by the small flock of sheep that graze on the Stadtalm. Chickens and quails.

In 2021, WERK3 was awarded the Bavarian State Prize for Building in Existing Contexts.
